Less than an hour’s drive from central Tallinn, in the middle of the beautifully maintained and romantic Kehtna manor park, this magnificent manor house could become your next home or a business project where you can bring your dreams and visions to life. Considering the investments made in the building and its current condition, this is unquestionably the best manor offer in Estonia in terms of price and quality. The building is in a condition that allows immediate occupancy.
HISTORY
Kehtna Manor (Kechtel) was first mentioned in 1470, when it belonged to Arndt von Vietinghof. Among its former owners are such famous names as the Swedish military commander Pontus de la Gardie and Count Alexander Benckendorff, who built Keila-Joa Castle. By 1874, Kehtna was already one of the larger manors in Rapla parish. Under the leadership of Otto von Lilienfeld, the manor house, originally in an early Classical style, was given a modern Neo-Renaissance appearance in the 1880s, emphasized by arched second-floor windows and a low roof with an eaves balustrade.
During the historic uprising of 1905, Kehtna Manor also suffered damage in a fire. At the order of Otto von Lilienfeld’s son Helmuth, the manor house was rebuilt between 1906 and 1910 in an even grander and more modern form, achieving the raised hipped roof volume and appearance that has been preserved to this day. The main entrance facing the ponds is accentuated by a columned portico, a large segmental-arched window, and a balustraded balcony. The rear of the house is adorned with a veranda–winter garden with removable summer windows. At the heart of the building lies a unique mirror hall, open to the evening sun, featuring arched windows, a large balcony, and a ceiling height of nearly 4.7 meters.
CONDITION OF THE MANOR
During the renovation of the manor house, many historical details have been meticulously and period-accurately restored in the style of the early 20th century. Interior and exterior finishes have been renewed, and modern technical systems installed. The current owner has completed the major renovation works; only the final interior finishing of the left wing on the ground floor remains unfinished.
The manor currently has no furniture, lighting fixtures, curtains, or everyday furnishings, which allows the beauty of the completed work to stand out even more and gives the new owner the freedom to finalize the details according to their own preferences.
The ground floor features central water-based underfloor heating, while the second floor has radiator heating. The building is connected to the electricity grid (3×100A) and to the municipal water and sewer system of Kehtna. Ultra-fast internet connection via fiber-optic cable is available at the property boundary. Drainage and foundation waterproofing have been installed, resolving typical moisture issues associated with historic buildings and significantly reducing heating costs.
The building has a valid occupancy permit. The total enclosed net floor area of the manor house over two floors is 947.8 m². The new owner also has the opportunity to complete the attic conversion, which could provide an additional usable area of over 400 m² if desired.
LOCATION AND SURROUNDINGS
Kehtna Manor is located approximately 60 km from central Tallinn and 11 km from Rapla, the county center of Rapla County.
The manor is accessible via an asphalt road and is surrounded by the approximately 10-hectare Kehtna manor park, which is under nature protection. The park is famous for the tradition that every President of the Republic of Estonia has planted an oak tree bearing their name there. The park is in good condition and is maintained by, and owned by, the Kehtna municipality. The privately owned land surrounding the manor house, which the owner is responsible for maintaining, covers approximately 6,000 m², making the upkeep costs of the manor very reasonable.
At the edge of the manor park, in the center of Kehtna small town, there are several service institutions, a shop, a kindergarten, a primary school, the municipal government building, and the well-known Kehtna Vocational Education Center.
ADDITIONAL BUILDINGS
Together with the manor, it is possible to purchase a stable–carriage house located in the manor park at Tiigi Street 18. The enclosed net floor area of this building is 817.4 m², and it stands on a plot of 1,528 m². It requires renovation, and it is possible to install a solar power plant on the southern roof slope to supply energy to the buildings. By agreement, it is also possible to acquire other neighboring buildings.
