Based on a building notice issued in 2022, the property allows for the construction of a private residence with up to three above-ground floors and a total enclosed net area of approximately 440 square meters. The design makes exceptional use of the existing building’s character. The former cinema hall is transformed into a dramatic double-height living room, creating a remarkable central space within the home. The attic level is reimagined as living space, and the roofscape incorporates carefully designed terraces and openings that frame views toward Haapsalu Castle and the picturesque waterfront of Väike Viik. These views, combined with the generous natural light, give the home a unique atmosphere where each level offers a distinct spatial experience.
