The price includes project documentation. Does not include demolition and construction.

The property is located in Haapsalu, at Suur-Lossi street 14.
Based on the building notice issued in 2022, it is possible to build a private house on the property with the following specifications:

Premises of the building
A living room will locate in the old cinema hall through 2 floors of the building.
On the 1st floor there will be a guest room / study with sanitary facilities and a wardrobe and a separate toilet room and wardrobe.
On the 1.5 floor, on the side of the courtyard, a plan provides for a kitchen-dining room, a bedroom with wardrobe, sanitary facilities and a utility room next to the stair hall.
On the 2nd floor there is access from the living-room balcony to the bedroom with walk-in wardrobe and sanitary facilities.
On the 3rd floor – a master bedroom with a wardrobe, storage room, leisure room, sauna and sanitary facilities, next to the stair hall there is a household room. From the 3rd floor you can access the rooftop terrace.

Currently, there is a cinema on the property, which must be partially demolished.
The general layout includes a 1,288 m² property at Suur-Lossi Street 14, Haapsalu City, Lääne County. Registered immovable with Cadastral number 18301:003:0071, the intended use is 100% residential land. The building is located in the heritage conservation area of the Old Town of Haapsalu (reg. no. 27013).
Under the current project, the yard-side extension of the building will be demolished and the historic barn building preserved. The structure of the roof is newer, and it will be replaced by a new one, where, following the shape of the roof of the historic barn building, private terraces with various cuts have been created, which boast views from the main bedroom of the penthouse towards both the Castle and Väike Viig lake. The cinema entrance to the building, the street-side entrance to the building and staircase entrance with avant-corps within the volume of the building from Suur-Lossi 16 property will be preserved. The openings of the street-side (to the north-east, north-west) facades are also preserved, only the windows of the north-west facade are enlarged by extending them to the floor. The gable solution is preserved, but in front of the doors there will be a small terrace surrounded by greenery on the line of the former pillars, and there will be no entrance from the street. A terrace with steps will be built on the courtyard side, the new facade on the courtyard side is designed predominantly as a glass wall. The attic floor of the building will be used as living space.
